Reef Club VIP pass: spend the day at the Reef Club and have free access to their pools, beach towels and lounge chairs OR you can opt for the half-day/full day all-inclusive package with discount. Please reserve the VIP pass at time of booking.
Young Families: cribs, cots and strollers are available to rent for the duration of your stay. Please reserve at time of booking.
Cell Phones: available to rent  
Maid Service: 3 days per week. This can be increased for an additional fee.
Hurricane Guarantee: takes the worry out of booking! We offer a replacement rental booking - see policy below for more details.

  1. Holiday Rates apply to the following weeks - Christmas, New Year and Easter

  4. In the event that you require extra sleeping space there is an option to use the sofa beds (doubles). There is one sofa bed located in each unit. Please note that there is an additional charge for the use of the sofa beds. Please advise when booking if you require the use of the sofa beds.

Additional Booking Details & Policies
1. Rates do not include 11% federal tax. Daily, weekly, and monthly rates can vary.
2. A security deposit will be included in the rental contract and has to be paid in advance the same as the rental amount. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned.
3. We prefer your reservation be paid with check or money order. We accept VISA or MC with a 5% processing fee.
4. A 50% deposit is required to hold your dates. Your balance is due 45 days prior to arrival, 60 days for holidays.
5. Cancellations made 60 days before arrival are 50% refundable, within 30 days non-refundable at the owners discretion. Cancellations and refunds are based on the ability to re-rent. A cancellation fee of US 150 will apply.
6. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.
7. No pets allowed.
8. No smoking inside the property.
9. Three night minimum stay.
10. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if it's possible.
11. A limited number of cribs, cots, strollers, cell phones and other items not included in the rental are available on a first come first serve basis at USD 40.00 per week and must be reserved and paid for prior to arrival. Rented cell phones come with a credit of 200.00 Mexican Pesos included in the weekly rental fee. Additional cards "Fichas de amigo" can be purchased at many local stores.
12. All rentals are subject to Mexican laws and regulations.
13. Maid service is twice a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $25 USD per day.
14. At the time of final payment you will receive an email outlining the additional services we offer, including airport transportation. Please let us know at least a week in advance which services you would like us to set up for you.
15. Directions and entry procedures will be sent out two weeks prior to your arrival. Directions are from Cancun Airport to Villa Santuario. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.
16. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.
17. Use common sense and to ensure a safe trip, lock all doors and windows when leaving the premises.
18. Hurricane Guarantee - This is a policy that takes the worry out of booking Villa Santuario any time of the year, including hurricane season, because we eliminate the risk.

In the unlikely event that hurricane force winds (as defined by the U.S. National Weather Service) directly hit Villa Santuario while you are a guest, interrupting the use of all the included amenities, Villa Santuario will offer a free replacement rental booking to be taken at Villa Santuario. This replacement stay will be for the same duration as the one originally booked, regardless of how many days were affected by the hurricane and will be subject to certain blackout dates.

This offer is subject to change and may be withdrawn at any time without notice. Hurricane-force winds are as officially defined by the U.S. National Weather Service. The replacement trip must commence within one year of your original holiday and is exclusive of air, excursions or any other holiday bookings. Dates will be subject to availability, and may also be subject to imposed blackout restrictions.
